Price it Right Our first step is to give you a Comparative Market Analysis. We will tell you flat-out what we expect your home to sell for. Some agents will give you pie-in-the-sky predictions in order to get the listing. We prefer to value professionalism, honesty and integrity. Pricing it right saves you time, hassle, and money! This is why it is extremely important to listen to someone with the credentials and experience to accurately predict the sale price, but also someone that tells it like it is. List The Property We want to become intimately familiar with your home – to know every detail, so that we can use this in our marketing and sales efforts on your behalf. We will collect all the specific information we need to properly prepare the contract. Some agents may pressure you to sign on the spot. We prefer to act professionally and give you all the information and time you need to make this important decision. Some agents will hastily hand-write the contract – we prefer to prepare contracts professionally on our state approved computerized form program. This helps avoid misunderstandings. We will do our best to make sure that you fully understand the contract We will also make sure that all required forms are used and that you are protected with any contract contingencies or special provisions that you might need or want. Marketing & Showings We can’t possibly fully describe everything we do to market your home. Full and professional service is a promise not just a pledge. Some agents take the listing, post it on MLS and let others do the work. They often don’t even go to the showings of their own listings done by other agents. We will make a special effort to be present at all showings of your property when possible. This will allow you to put your mind at ease that your property will be well cared for and it allows us to “size-up” other agents’ buyers. a particular property to people who may be particularly interested. We will prepare professional brochures and materials on your property. We are able to market your property to anyone on the planet that has Internet access. Negotiation Once a buyer expresses a strong interest, we go to work on the negotiation process. The buyer making an offer to purchase starts this. We professionally prepare all offers to protect both buyer and seller from misunderstandings. Once completed, the offer is presented to the seller who may accept it, reject it or make a counter offer. Preparation For Closing and Closing the Sale Once we have an accepted offer, we go to work to iron out the final details. We help with the securing of financing, arrange for appraisals, surveys, building inspections, title insurance, etc. We will be there for you every step of the way to help you understand the process and achieve a successful sale of your home. Once all the details are taken care of, we proceed to closing. We do our best to make sure that in most cases all you need to do is show up, sign the papers, and turn over the keys.
